Until Nitti Development Schaumburg Il is built, there are still great homes for sale in Schaumburg IL.  If you want to skip this and just see Homes For Sale in Schaumburg Il, scroll down!  Schaumburg IL has been my hometown for 20 years!  The reason I chose to live here is the same reason why 75,000+ people also call Schaumburg their home.   In 2017, Money Magazine ranked Schaumburg IL in the top ten places to live for many reasons.   Schaumburg IL is home to many large businesses, has so many options for shopping/dining and provides residents with many amenities and things to do.  Another great thing about living in Schaumburg IL is the very convenient location.   Isn’t that why so many people state “location” is the most important thing to consider when purchasing a home?  Well Schaumburg has an excellent location and that’s why Schaumburg IL Real Estate has continued to appreciate over the years and so will the new homes in Nitti Development Schaumburg will too.  Schaumburg IL is about 10 miles west of O’hare airport and 28 miles northwest of the Chicago loop.   Interstate 90 runs through the north of the city granting easy access to get east or west quickly.  Interstate 90 was recently reconfigured to include extra lanes to get east bound quicker.  Running on the East side of the Village is Interstate 53 which will allow you to quickly go north or south.  On the South edge of town is the recently reconfigured Elgin O’hare tollroad.  This runs east and west and soon will allow cars to quickly go from Schaumburg IL directly to O’hare airport on a separate west entrance.  Many people choose Schaumburg to live for the access to these highways.    Also on the South edge of town is the Metra Milwaukee West District line which travels from Elgin to Chicago Union station.    There are also pace bus optionsthat picks up near Woodfield mall and drops off in Rosemont Illinois which commuters could then transfer to the CTA Blue line which travels into the city of Chicago.  Lastly, Schaumburg has it’s own small airport!  If your into flying small planes definitely check it out and while your there grab a bite at Pilot Pete’s restaurant.  Schaumburg IL is located very close to three great large hospitals…St. Alexis in Elk Grove Village, Alexian Brothers in Hoffman Estates Il and Northwest Community hospital which is just north of the Village in Rolling Meadows Il.

What is going to make Nitti Development Schaumburg Il popular?  The school districts in Schaumburg! The highly ranked elementary and junior high schools in Schaumburg IL are part of School District 54.  The High School is part of Township School District 211.   I won’t bore you with stats, but this link at GreatSchools.orgis a good place to start!   Both my boys have gone to Hoover Math and ScienceKeller Junior High and Schaumburg High School and the services they have provided have been excellent.  This is one of the leading reasons people are always looking for Schaumburg Real estate and another reason residents stay in town until their kids are done with High School.   If your son or daughter is gifted, they will be challenged and have many opportunities in the Schaumburg school districts.  If they need extra help academically or assistance with other social/emotional issues the services provided are excellent as well.

The Village of Schaumburg IL has a top notch Police and Fire Department and the Public works department works hard to keep the Village looking great and running smoothly.    It’s nice knowing if you have an emergency you will be getting highly trained professionals at your door.   Schaumburg IL is lucky to have such a large commercial district that helps pay  for these top notch services.   The reason Schaumburg real estate values didn’t crash as bad as other areas around the state in 2008 was because of these great Village services and reasonable taxes.  This is all part of the reason Nitti Development Schaumburg Il will be a popular place to live. 

Let’s talk shopping and things to do in Schaumburg IL

  • Woodfield Mall is one of the largest and top grossing malls in the country.
  • There are many great dining options from top rated steak houses to excellent mom and pop establishments.
  • Costco, IKEA, Trader Joes and Whole Foods are all in Schaumburg now!
  • Just about every major car dealership is in or near town…including Tesla!
  • Great neighborhood parks, bike trails, hiking trails and even a huge dog park.
  • Spring Valley is located off of Schaumburg IL road on the east side of town.  It’s a 135 acre nature preserve that offers many programs through the year.
  • Schaumburg IL is adjacent to both Busse Woods and Poplar Creek woods, these offer many excellent outdoor opportunities to make you feel like you are not in a big city just outside Chicago!
  • Schaumburg Boomers play in town!  The stadium is on the south side of town and it’s a great family experience.
  • There is a large library in the town center that offers many different programs
  • Golf!  Top golf will be opening soon and Schaumburg has a 27 hole municipal golf course that is one of the nicer public courses in the Northwest suburbs.
  • Schaumburg IL has a few very popular festivals every year with Septemberfest over Labor Day being the most popular.
  • During the spring and summer months there is a weekly farmers market that occurs weekly near the Schaumburg Library.  There are many local fresh food options.

Is there even room for new home construction in Schaumburg IL? Well, there is now. Glendale Heights-based Nitti Development LLC is proposing for its 149-home Braxton Woods development on 62 acres in Schaumburg. Nitti is contracted to buy the site from Palatine-Schaumburg High School District 211. This has been approved by the Village of Schaumburg and construction should start soon on this project.

This location is on the far east of the Village boarding Elk Grove. Fox Run Golf course is right across the street and this location will allow for quick access to Elgin O’hare tollway and Woodfield Mall. This is the biggest new home construction in Schaumburg IL in a long time. There will be many different style homes offered and I will dig deeper as the project progresses.

“Schaumburg zoning board members Wednesday voted 6-1 to recommend approval of a proposed development of 149 single-family homes on a 62-acre site being sold by Palatine-Schaumburg High School District 211. The property — which would see the largest development of single-family homes in the village since the 1990s — is bordered by Summit Drive to the west, Plum Grove Road to the east, Wise Road to the south and existing houses extending from Weathersfield Way to the north. District 211 purchased the land about 50 years ago for a future school that ultimately wasn’t needed. The village board is scheduled to consider final approval of the project at its Aug. 25 meeting. Though all zoning board members praised the design of the homes proposed by Nitti Development LLC of Glendale Heights, a few expressed some concerns about aspects of the project. But only zoning board member Elizabeth Veatch voted against the recommendation. Veatch said the development’s lot sizes were smaller than she would like. She added that she agreed with a member of the public who said last week that it’s Schaumburg residents who will have to live with the completed development. While zoning board member Robert Morreale said he shared that concern, Chairman Harry Raimondi said the real estate market has seen a gradual reduction in lot sizes over the past 40 years as people have lost interest in maintenance. Zoning board member James Dolbeare said the new homes would be unusual for having their backyards facing Summit Drive, and he asked that the developer and the village staff not lose focus on buffer landscaping there. The developer’s general plan is to start building from the west and complete 30 to 40 homes per year, according to the village staff. Nitti Development bid $17.7 million for the land.”
