Dan helps Dave with his Schaumburg Home!

Dave from Schaumburg talks about his experience with us.

Dave resides in Schaumburg Illinois and he wanted to move by family in Tennessee. Unfortunately he was a bit behind on his mortgage and his home needed some work. It’s a nice house but if we were to list it on MLS it would not sell for enough money. We came up with a solution so Dave could move and start a new life. Things were a bit tricky but I think the situation worked out ok for all!

So here are some facts and history about Schaumburg Illinois

  • the first inhabitants of the area were Native American tribes. By the mid-nineteenth century, settlers first began to arrive from Germany and the eastern United States.    The first settlers were German and started coming to the area in 1835.  Schaumburg Township remained almost exclusively under German ownership until the depression of the 1930s. The Depression caused the foreclosure on some German-owned farms which were then purchased by non-German individuals and companies. But German heritage remained important in the area. German was the first language of the majority of households until the 1950s.
  • Schaumburg Township continued to grow and was a thriving during its early days. The area’s main occupation was farming, with potato growing, dairy products and raising cattle as main sources of income. The land was a very large meadow surrounded by extensive wilderness.   In 1858, a small market area emerged at what is now the intersection of Schaumburg and Roselle roads. Schaumburg Center was the market center for the surrounding agricultural producers. It included two general stores, four cheese factories, a tailor, a wagon maker, and a blacksmith.
  • In 1900, a 50-year anniversary brochure reported the following account: “Schaumburg has the reputation of being the model community of Cook County. Also, the town of Schaumburg is an example of a community for all other towns in Cook County and probably in other counties, too. Schaumburg is prompt in the payment of its taxes; it supports churches and schools; it has also the best roads in the land and – Schaumburg has never had a jail. Finally, it is not just for the settlers only, but also for foreigners.”
  • Schaumburg’s relative isolation from the rest of the area went away as the automobile became the primary type of travel. The construction of O’Hare International Airport near Rosemont in 1955 and the construction of the Northwest Tollway through the farmlands in 1956 and the presence of a technical and business workforce at the Pure Oil Company in Schaumburg set the stage for large suburban growth. In response to development pressures, the area encompassing what was known as Schaumburg Centre was incorporated in 1956. At the time of incorporation, the village consisted of two square miles and a population of 130 residents.
  • Incorporation enabled the village to control its growth and development. Early village leaders are credited with the foresight and planning that has made later economic growth possible. The original plan adopted by the Village Board in 1961 reserved large tracts of land for industrial, commercial, and office development.  This was mostly near the Woodfield area surrounding what is now Woodfield Mall. Growth in these areas has made the village a major employer in the area and the home of Illinois’s second-largest retail center.
  • So let’s look at some modern day facts.  First, schaumburg is a fairly large suburb with a current population over 70k people and covers about 9 square miles.
  • schaumburg is also one of the towns in an area known as the “Golden Corridor” – a “gold mine” where company headquarters, office parks, entertainment venues, and medical facilities are located.  There is no shortage of shopping and businesses which helps bring in extra tax revenue which allows the village to provide great services to the residents which include great schools, parks and police and fire departments.  This also helps keep the property tax low…even though Schaumburg is still in cook county.

  • Next, Schaumburg boasts 90 miles of bike paths.  Just about every subdivision has bike paths and if you go just outside schaumburg you can find even more scenic biking at Busse Woods and the Poplar creek trail system.  Both of these forest preserves have around 9 miles of paved bike paths.
  • Schaumburg is also home to the Schaumburg Boomers professional minor league baseball team.  The boomers stadium is suppose to be like a mini clone of Wrigley field and offers family a nice affordable night out.  The boomers also put on some nice firework shows during the year.
  • Just next to the boomers stadium is It is the Schaumburg Regional Airport, where the Schaumburg Flying Club is based. This not-for-profit group of aviation enthusiasts owns and operates two late-model Cessna 172 and 182 aircraft.  You can also find Pilot Petes on the property but unfortunately it is still closed at the time I”m shooting this video. but I did read it is opening soon.  Pilot Petes doesn’t just have good food..but the location allows you to watch planes take off and land providing nice entertainment for both young and old.
  • In 2018 The village of Schaumburg was ranked the Best Place to Live in Illinois by Money magazine.  Criteria for the list are strong economic and education performance and affordability as well as convenience, safety and a pleasant way of life.
  • The Schaumburg Township District Library is the second largest public library in Illinois. It serves Schaumburg, Hoffman Estates, Hanover Park, Roselle, and Elk Grove Village. Annual circulation of materials totals approximately two million items, while nearly one million people visit the library each year.
  • Lastly,The village contains one of only two IKEA stores in Illinois. It contains the Woodfield Mall, the 11th largest mall in The United States according to List of largest shopping malls in the United States, which at most times has over 300 stores. Schaumburg’s transition from a rural community to that of a suburban metropolis started with Alfred Campanelli’s first large scale suburban-style development in 1959 and Woodfield Mall’s opening on September 9, 1971.  The YMCA on wise road was named after Alfred Campanelli.

Pros and Cons of Living in Schaumburg Illinois

Cons of living in Schaumburg IL? Let’s take a look!

Every town has pros and cons when it comes to moving to and living in town. Let’s take a look at my top Cons of living in Schaumburg Il.

Overall Schaumburg Il has more pros than cons, but these cons could be a deal breaker for certain people looking to move into town. 1) Downtown. Schaumburg Il does not have a true downtown like many other suburbs in surrounding towns. The Town Square located off Schaumburg Il and Roselle Rd does offer shopping, dining, coffee, Oberweiss along with a large Library and outdoor area for a Farmers market and outdoor entertainment.

2)Cost of living. Compared to the national average Schaumburg Il has higher cost of living. But compared to the rest of illinois and other cook county suburbs Schaumburg Il is not quite as expensive to live.

3)Traffic. with population in Schaumburg Il being over 70K, and having many more thousand that travel through and work in town traffic can be an issue. Elgin O’hare on the south end of town and I-90 on the north can travel well tho, so getting out of town can be easier than getting around town.

4)Woodfield Mall. Woodfield is both a pro and a con. It brings jobs and tax revenues, but it also can be a burden on Schaumburg Il police and fire.

5) Property Taxes. Schaumburg Il is about 2.5 times more than the national average for property taxes and overall Schaumburg iIl s probably in the middle for taxes for the northwest suburbs of chicago. The good thing is the Village of Schaumburg Il utilizes property taxes in a beneficial way for residents. Schaumburg Il has excellent schools, Police, Fire, public works and park districts. Contact me if your looking to move to the Schaumburg Il area, I’d love to find you a home and sell your home as well!

Living in Schaumburg IL | 9 Things to do in Schaumburg!

Watch my video above about some things to do in Schaumburg!

Woodfield Mall – This is the obvious one! Woodfield Mall has been an anchor for shopping in Schaumburg for a long time! Woodfield is great place to spend the day shopping, eating and the mall offers a lot entertainment as well! Woodfield is one of the top grossing malls in the United States and the mall continues to re-invent itself. Check out the Woodfield mall website for a full directory of stores!

More shopping! The shopping doesn’t end with Woodfield..it’s really just the start! Ikea is on the north end of town and draws people from all over the Chicagoland area. Costco is also near Ikea and one of my favorite shopping destinations in Schaumburg as well. If you’re looking for electronics/appliances/etc., Best Buy is on Golf Road near Woodfield mall. Across from Woodfield you will find another large strip mall called Woodfield Village Green with many stores like Old Navy, Nordstrom rack, Ulta, five Below and Sierra Trading post. Do you like to golf? PGA Superstore just opened a few years back and is near Woodfield Mall as well and offers a huge selection of golf gear along with indoor hitting bays. Near PGA superstore is Uncle Dans outdoors store. This is another personal favorite of mine to find camping and outdoor gear. There are also many strip malls located all over town offering unique smaller “mom and pop” stores. Schaumburg also offers many unique grocery options like Whole Foods, Trader Joes, Patel Brothers, Fresh International Market, Woory Market, Babylon Market, H Mart, Deli 4 You, KD Market and Opolska! Some might say, is Grocery shopping really a “things to do in Schaumburg?” Well for me it! I love experimenting with different types of cuisines and with all grocery options in and around Schaumburg I can constantly keep a new and exciting menu at home!

Do you like to dine out? Well, this another one of the great things to do in Schaumburg IL. From great well known steak houses to awesome independently owned eating establishments…Schaumburg has it all. In fact, an entire post could be dedicated to just the great independent dining in Schaumburg IL. But first, let’s take a look at the some of the Fine Dining around town. Dining out is definitely one of the favorite things to do in Schaumburg IL for people from all over the area. Some of my personal favorites are Texas de Brazil, Wildfire, Morton’s Steakhouse and Chicago Prime Steak House. Schaumburg is also home to The Capital Grille!

Another one of my favorites! Not to be outdone…Weber Grill, Seasons 52, Maggiano’s and Shaw’s Crab House also call Schaumburg IL home. Looking for seafood? Bahama Breeze, Bonefish Grill (personal favorite) also have convenient locations in Schaumburg IL. My personal favorite Pizza is also in town..Lou Malnatis has a really cool location on the corner of Roselle and Schaumburg Rd. Are you looking for a “different” kind of dining experience? Kuma Corner has a newer location and offers ridiculously awesome burgers and some great craft beer choices. Hooters and the Tilted Kilt also call Schaumburg home with locations near the mall. For smaller dining experiences…Schaumburg has so many choices I’m only going to be able touch on them. First, everyone living in Schaumburg knows about the Village Tavern and Pilot Pete’s. Both offer great family atmosphere’s with great food! Fat Rosie’s Taco and Tequila Bar and Taco Maya also some incredible Mexican cuisine. Phat Phat just opened a new location where the old Easy Street Pub used to be and offers excellent Chinese food. Bacowka on the south of town offers some of the best polish food I’ve had in a long time. The Schaumburg Golf club has an excellent restaurant called Chandlers that offers good food and an excellent beer garden. This is just a sample…there are so many great options no matter where you live in town!

Top Golf Schaumburg

Golfing – There is excellent Golf all around and in Schaumburg. Golfing is one of my personal favorite things to do in Schaumburg IL. The Schaumburg Golf Club is a 27 hole course that I feel is one of the nicer municipal courses in the Northwest suburbs. It is a very scenic course considering how close it is to Woodfield mall…you won’t feel like your in the heart of a large suburb. The course has some very challenging holes that will challenge even skilled golfers. There is a nice restaurant with great beer garden call Chandlers Chophouse too. The Schaumburg Golf Club and Chandlers are also popular destinations for weddings and business events or just have a drink after a round of golf. Walnut Greens is a par 3 18 hole course on the West end of town. For a Par 3 it can be challenging but it’s a great place to sharpen your short game or teach kids and beginners the basics of golf. Top Golf will be opening in summer of 2020 on the North side of town and from what I can tell will be a great place for social events along with playing some fun golf games on their heated and covered hitting bay. Top Golf will be a very popular destination for year round Golf and dining…this will be definitely be one of the top “Things to do in Schaumburg IL”!

Chandlers Chophouse

Getting OUTDOORS! – Another one of my favorite things to do in Schaumburg IL is to get outside and enjoy nature. My favorite destination is technically not in Schaumburg but it’s right next to it. Poplar Creek forest preserve is on the West end of town and has several convenient locations to enter. The trail itself is paved and the loop is around 9 miles long. There are several dirt trails that cut off the main trail if you want to get away from the crowds. The great thing about Poplar Creek is there are lot of different things you can do besides hike. Biking is really popular and we will talk more about that below. Poplar Creek is dog friendly, I frequently take my dog on walks both on and off trail. There are lot of bikers on weekends so be aware of this if your dog doesn’t like bikes coming by you while walking! I see people fishing(and sometimes catching fish) on the main entrance off Bode Road. There are a few other fishing opportunities throughout the park but you’ll need to walk in a bit access them. In spring water levels are higher so this is your best chance to find these off trail lakes and ponds. For model plane and drone enthusiast, Poplar Creek offers a large area to fly. Click here to see their regulations about flying drones and model airplanes. Poplar Creek also offers excellent bird watching opportunities, especially near water sources in the spring. I have seen many Orioles, Indigo Buntings, Warblers and Blue birds on my hikes. In the winter, snow shoeing is an option to still get out and see nature and get outdoors.

Next up for is Busse Woods. Although it’s again not technically in Schaumburg IL, it’s only a few minutes from Woodfield Mall and the main entrance is just off of Higgins and Route 53. The 3,558-acre preserve—is one of the largest and most diverse locations in the Northwest Suburbs. The site includes ancient upland forests, one of the largest fishing and boating waters in Cook County, nearly 13 miles of paved trail, an elk pasture and much more making it one of the best-used natural areas in Illinois. Busse Woods is popular for hiking, biking, boating(no motors) fishing, bird watching and taking your dog for a walk. It’s also a great getaway for people looking to get outside at lunch who work in the corporate buildings near Woodfield Mall.

The last place that I like to get out and enjoy the outdoors in Schaumburg IL is Spring Valley Nature Preserve. Spring Valley is a refuge of 135 acres of fields, forests, marshes and streams. Spring Valley also features over three miles of handicapped-accessible hiking trails, a nature center with natural history displays and general information, and an 1880s living history farm. Spring Valley is open to the general public and admission is free. Spring Valley is located towards the East side of town on Schaumburg Road. The following activities are allowed. To really get an idea of all the events that Spring Valley offers, check their website and make sure to check the calendar for upcoming events.

The following activities are not allowed at Spring Valley.

  • Walking pets
  • Riding bicycles
  • Rollerblading
  • Picking or collecting plants, berries, etc.
  • Feeding wildlife or farm livestock
  • Fishing
  • Consumption of alcohol
  • Picnicking outside of designated areas

Dan helps Angel and Charles find an off market home!

Angel and Charles Video Testimonial

Angel and Charles needed to move from San Francisco to the Chicago area for new jobs. The market was absolutely crazy. I was showing them homes virtually and we were losing out in bidding wars. I’m always looking for off market homes to try to help home owners and Frank from Hoffman Estates reached out to me. He wanted to sell his house preferably off market. I originally thought I was going to buy the home and fix and flip or keep it as rental but when I looked at it I thought Angel and Charles would love it. They did and it was a win-win for everyone!
